What kind of loan officers does ARBOR work with?

We work with high-performing, self-sourced loan officers who want more control, better pricing, and real support. Whether you’re independent, retail, a branch manager, or growing a DBA, our model fits your growth path.

Are loan officers at ARBOR W-2 or 1099?

Arbor primarily offers a 1099 model for maximum independence but is W-2 in states where it’s required. Either way, you’ll have the freedom to run your business with full support behind you.

Do you cap compensation?

No. We offer a no-cap comp model so you can keep more of what you earn—without arbitrary ceilings or hidden splits.

Is ARBOR a broker or a banker?

Both. Arbor is a hybrid platform: we operate as a broker and a non-delegated correspondent banker, giving you access to over 150 investors with maximum flexibility in structuring loans.

Do you offer in-house underwriting or processing?

No. We don’t underwrite in-house. Instead, we partner with best-in-class wholesale and correspondent investors to streamline your file flow and keep things moving fast.

Can I brand myself or use a DBA?

Definitely. We’re one of the few platforms that actively support DBA structures. If you already have a brand—or want to create one—we’ll help you set it up and stay compliant in the states you operate in.

Do I get marketing support?

Absolutely.  Arbor provides marketing tools, content, and personalized support to help you grow your visibility and generate leads. We help you market in a way that fits your brand and goals.

Do I have to use ARBOR'S marketing templates?

Do you provide leads?

We don’t do cold leads. Instead, we give you the tools and content to build your own lead funnels and nurture your database effectively.

How fast can I get onboarded?

What types of loan products do you offer?

We offer a wide range of loan products through over 150 wholesale and correspondent investors—including conventional, FHA, VA, jumbo, non-QM, DSCR, construction, renovation, and more. If there’s a product your client needs, chances are we have a solution for it.

Do I need to be licensed in multiple states to join ARBOR?

No. You can start with one state and expand as you go. We’ll support your licensing as you grow into new markets.
